No state income tax
Florida does not tax individual income. That is one reason so many households leave high-tax states. We will still walk the rest of the bill: property tax, insurance, and HOA.
A year you can live outside
Pool, porch, water, golf, and dinner that does not wait on a thaw. South Florida is Miami-Dade, Broward, and Palm Beach. Different streets. Same light.
Easy to get here, easy to go back
Palm Beach, Fort Lauderdale, and Miami airports. Direct flights from the Northeast and Midwest. Useful if family stays north, or you still work from two places.

Some buyers want a walk to the water. Some want a quieter street west of the Turnpike. Some want a second home they can lock and leave. The right answer depends on how you actually spend a week, not a brochure.
We look at commute, flood and insurance, schools if you need them, and whether the house still works when you are not on vacation.
